fair housing
For both
Cal. Gov. Code § 12955 (FEHA); 42 U.S.C. § 3604 (FHA)

Plain language

It is illegal to refuse to rent, set different terms, or harass a person based on a protected characteristic — including race, color, religion, sex, gender, sexual orientation, gender identity, national origin, ancestry, marital status, familial status, disability, age, and source of income.

Statute text

California's Fair Employment and Housing Act (FEHA, Gov. Code §12955) and the federal Fair Housing Act prohibit discrimination in housing based on protected classes: race, color, religion, sex, gender, gender identity/expression, sexual orientation, marital status, national origin, ancestry, familial status (children), source of income, disability, age, genetic information, citizenship, primary language, and immigration status, among others. Landlords must also make reasonable accommodations for tenants with disabilities (e.g., service/assistance animals, even under a no-pets policy). Advertising, screening, and tenancy terms must be applied even-handedly.
