AB 1482 covers most apartments older than 15 years. Common exemptions include single-family homes and condos owned by individuals (not corporations) when proper notice is given, and buildings issued a certificate of occupancy within the last 15 years.

Statute text

AB 1482's rent cap and just-cause rules apply to most multifamily housing. Key exemptions: housing built within the last 15 years (a rolling date); single-family homes and condominiums, but ONLY if the owner is not a corporation/REIT/LLC with a corporate member AND the required statutory exemption language is given to the tenant in writing; owner-occupied duplexes; and certain deed-restricted affordable housing. If the exemption notice is not properly delivered, the unit is treated as covered. Local ordinances may cover units that AB 1482 exempts.
