After you move out, the landlord has 21 days to either return your full deposit or send an itemized statement listing every deduction, with receipts for repairs/cleaning over $125. Keep move-in/move-out photos.

Statute text

Under Civil Code §1950.5, within 21 calendar days of you vacating, the landlord must return the deposit and/or provide an itemized written statement of deductions. For 2025+ leases, the landlord must take photos before and after the tenancy and include them with the itemization. Deductions are limited to: unpaid rent, cleaning to return the unit to its move-in condition, and repair of damage beyond normal wear and tear. Normal wear and tear cannot be charged. If a landlord acts in bad faith, a court may award the tenant up to twice the deposit amount in addition to actual damages.
